Search
There Is No Perfect House. There Is the Right Tradeoff.
A focused search strategy saves time, reduces stress, and leads to better decisions.
Every buyer starts with a wish list. The key to a successful search is knowing which items are non-negotiable and which ones you can flex on. This module helps you define your priorities so we can search efficiently and avoid wasting time on homes that will not work.
Search Strategy
A good search strategy starts with constraints, not dreams. When we know your budget ceiling, your commute limits, and your non-negotiable features, we can filter the market down to a manageable set of properties that actually fit. I set up custom searches that match your criteria and adjust them as we learn more about what works for you in person.
Must-Haves vs Nice-to-Haves
Separating your needs from your wants is one of the most important exercises in the home buying process. Must-haves are deal-breakers: if a home does not have them, it is off the list. Nice-to-haves are features you would love but can live without or add later. Being honest about this distinction prevents you from passing on great homes for the wrong reasons.
- Must-haves: minimum bedrooms, school district, garage, accessibility needs, budget ceiling
- Nice-to-haves: updated kitchen, finished basement, specific lot size, pool
- Deal-breakers: things you absolutely will not accept like busy roads, HOA restrictions, or specific layouts
- Flexible items: cosmetic updates, landscaping, paint colors, fixtures
Location Priorities
Location is the one thing you cannot change about a home. School districts, commute times, neighborhood character, and proximity to amenities all factor into your quality of life. I help buyers evaluate locations based on their actual daily routines, not just curb appeal.
Condition Tolerance
How much work are you willing to take on? Some buyers want move-in ready and are willing to pay the premium. Others see value in homes that need cosmetic updates or light renovations. Knowing your tolerance for work helps us evaluate homes more objectively and can open up options in your price range that other buyers overlook.

Frequently Asked Questions
There is no magic number. Some buyers find the right home after three showings, others after fifteen. What matters is that your search is focused. If we have clear criteria, you will know the right home when you see it without needing to tour dozens of properties.
That is normal and expected. The goal is to find a home that checks your must-have boxes and comes as close as possible on the rest. I help you evaluate tradeoffs so you make a decision you feel good about long term.
It depends on your priorities. If school district is your top priority, that may limit your geography. If commute flexibility allows it, expanding your search area can reveal better value. I can help you compare areas based on what matters most to you.
