Positioning is about telling the right story to the right audience. Every home has strengths, and the marketing plan highlights those strengths in a way that resonates with the most likely buyer for your property. A family-friendly home in a top school district is marketed differently than a low-maintenance condo near downtown. I tailor the messaging, photography direction, and target audience based on your home's best qualities and the buyer profile most likely to pay a premium for them.

Photography Readiness
Photo day is one of the most important days in the listing process. The images taken that day will be the first thing buyers see online, and first impressions determine whether they schedule a showing. Preparing properly makes a significant difference.
Do
- Complete all cleaning, decluttering, and staging before photo day — not the day of
- Turn on every light in the home, including lamps, under-cabinet lights, and closet lights
- Open all blinds and curtains to maximize natural light
- Remove vehicles from the driveway and clear the garage if it will be photographed
- Put away all personal items, toiletries, and everyday clutter
- Make all beds with clean, wrinkle-free bedding
- Ensure the lawn is freshly mowed and landscaping is tidy
- Remove trash cans, garden hoses, and pet items from view
Don't
- Do not leave dishes in the sink or items on kitchen countertops
- Do not leave bathroom doors open with visible toiletries
- Do not forget to hide pet bowls, beds, litter boxes, and crates
- Do not leave laundry visible — in baskets, on beds, or in open closets
- Do not schedule photo day during construction, yard work, or other disruptions
- Do not assume the photographer will edit out clutter — get it right before the shoot
Launch Timing
When your listing goes live matters. In most markets, Thursday or Friday launches tend to generate the strongest initial traffic because buyers browse new listings over the weekend and schedule showings immediately. However, the right timing also depends on your specific situation, local competition, and whether we want to host an opening weekend open house. I will recommend a launch date that aligns with your preparation timeline and maximizes early exposure. If your home is not ready, it is better to wait a few days than to launch with subpar photos or unfinished preparation.

Extremely important. Over 95% of buyers start their search online, and photos are the first thing they see. Listings with professional photography receive significantly more views, more showings, and sell faster than those with amateur photos. Professional photography is included in every listing I represent — it is not optional.
I do when it makes strategic sense. Open houses work well for certain property types, price points, and neighborhoods. For other properties, private showings produce better results. I will recommend an approach based on your home and the current market. Either way, your listing receives maximum online exposure from day one.
In a balanced market in Carmel and Hamilton County, a well-priced and well-presented home typically receives offers within one to two weeks. If the home is overpriced or under-prepared, it may take longer. I track showing activity and buyer feedback closely and recommend adjustments if we are not generating the response we expect.
Low showing activity is almost always a pricing issue, not a marketing issue. If the marketing is strong but buyers are not scheduling tours, the price is likely above where the market sees value. We review the data together and determine the right adjustment. The sooner we respond to the market signal, the better the outcome.
